Terms & Conditions

Our prices are based on a stay of six nights in the high season and three nights in the low season, with a minimum occupancy of two persons.

If more than 2 persons stay in the apartment, we charge €20.00 per night for each additional person.

Children up to 3 years stay free of charge.
For children from 3 to 14 years we charge €15.00 per day.

Baby cot and high chair are available free of charge upon request.

Pets are not allowed. Smoking is not permitted in the apartment.

Since 2014, a local tax must be paid: €2.00 per person per day for guests aged 14 and over.

The price includes: bed linen, towels, electricity, heating, and VAT. Not included in the price: final cleaning (€50.00).

Payment:
Payment can be made in cash or by bank transfer (prior to your arrival).

Arrival:
On the day of arrival, the apartment is ready for occupancy from 4:00 p.m. We kindly ask you to inform us of your approximate arrival time in advance so that you can access the apartment smoothly.

Departure:
On the day of departure, we ask you to vacate the apartment by 9:30 a.m. at the latest, swept clean and with clean dishes.

Booking:
Please note: The booking becomes binding upon receipt of a deposit (to secure the booking) and the sending of a booking confirmation. The deposit is non-refundable in case of cancellation. In addition, the following cancellation conditions apply:

Cancellation policy according to Art. 1382 of the Civil Code:
There is no right of withdrawal in the sense of the Italian Consumer Protection Code. However, we grant you a right of withdrawal under the following cancellation conditions pursuant to Art. 1382 of the Civil Code:

  • Up to 1 month before the day of arrival, the reservation may be cancelled without a cancellation fee. Only the deposit will be retained.

  • For cancellations from 1 month to 14 days before arrival, we charge 3 nights of the total price.

  • For cancellations within the last 14 days before arrival, the cancellation fee amounts to 80% of the total price.

  • In case of no-show or early departure, the full amount for the entire booked stay is due.
